How it all works

It is important that everyone in the group attends the viewing.

A copy of the Tenancy Agreement will be made available for you to read prior to signing.

Our tenancies run for twelve months starting from July. The Tenancy agreement is a legally binding document and once signed guarantees you the house.

At this stage you will be asked to pay a deposit of £450.00 per person which will be protected under a government approved tenancy deposit scheme. This will be returned to you at the end of the tenancy providing that you leave the property in the same condition as when you moved in, fair wear and tear accepted.

Rent is expressed as ‘per person per week’ (pppw) and is payable quarterly in advance. The first payment is due on 1 July, prior to you moving in and the remainder in October, January and April.

Rent is inclusive of Gas, Electricity, Water and Television Licence.

Providing that all adults living in the house are full time students, you will not have to pay council tax. However, you must apply to City of York Council for exemption otherwise you will be billed.

On moving in day we will meet you at the house and issue a full set of house keys to everyone.

Advice will be given on various matters relating to the house throughout the tenancy by text and e-mail.

Each property has its own house file as a first point of reference containing safety certificates and operating instructions for appliances.

Any concerns you may have relating to the property, however small, can be discussed by Phone, Text or e mail. We accept that things break or go wrong and are always happy to help.

All gardens are maintained by Hardcastle Properties.
